Preparation of Informative Comparison Chart

Finalization of Developer
After presenting you the shortlisted bids, we as your dedicated PMC then study all the shortlisted bids and negotiate on your behalf with developers keeping the society member’s perspectives in mind. Once we get the desirable offer a developer is then finalized.
Preparing The Development Agreement
Our team carefully crafts a DA (Development Agreement) that outlines the important aspects to be fulfilled by the developer during the course of redevelopment. We also add numerous clauses to safeguard the interests of all the society members.
Finalizing Building Plans
The building plans prepared by the developer are then scrutinized by our team with respect to the offered planning, carpet area, area calculations, legal requirements. Once all the aspects are studied and verified we then finalize the building plans.
Vacating The Building
It’s the developers responsibility to vacate the building. As your dedicated PMC we monitor the premise vacation process & ensure the transition happens seamlessly.
Monitoring Demolition & Reconstruction of Building
We as your dedicated team, monitor all the important aspects of reconstruction such as demolition of the building.
The reconstruction of the building is monitored regularly to ensure the society members get what is promised during the phase of developer finalization.
Verifications
Our team responsibly verifies the sanctioned building plans submitted by the developer and by the PMC to avoid any discrepancies that could lead the society members at the mercy of the PMC officials.
Quality Controls
Our head project manager regularly visits the site to check the quality of construction, quality of the procured materials such as cement, bricks etc*. We supervise everything so that the society doesn’t get duped by the developer.
Inspections
While supervising the reconstruction we also verify if the work is carried out as per the PMC approvals and sanctioned plan. In the event of discrepancies we confront the developer and assure the work is carried out as per sanctioned plans and other rules laid down by the government.
Possession & Occupation of Building
Once the reconstruction work is completed we ensure all the necessary procedures of possession and reoccupation of the building is done as per the guidelines and the decided upon measures in the DA.

Project Costing & Estimation

Preparing Contract Documents
Preparation of contract documents and execution of the same by the contractors
Oversight of Scheduling & Procurement of Materials
Preparing schedules of materials in respect of items proposed to be procured by the employer/supplied to the contractors
Oversight of the procurement above stated materials by the developer, cement, steel, tiles and any other materials required to be issued to the contractors, including inviting quotations, negotiations, finalization of rate contracts, placement of purchase orders, inspection of materials and settling the bills of the suppliers.
